How this calculator works
Loan-to-value is the mortgage balance divided by the estimated property value. The calculator adjusts the balance for any extra borrowing or planned lump-sum repayment you enter, then compares the result with common LTV bands.
How to use it
- Enter a realistic current property value.
- Enter the mortgage balance.
- Add any extra borrowing or lump-sum repayment you want to model.
- Review the adjusted LTV and equity.
- Use the band table to see the balance associated with common LTV thresholds.
Assumptions and limitations
Property value is an estimate until a lender or surveyor accepts a valuation. LTV bands do not guarantee a particular rate or mortgage offer, and lenders may use different valuation methodologies.
